I am not staying a full week, whats the cost?
Our rates are priced weekly but we accept any booking Min 4 nights
If 5 or 6 Nights then divide the Weekly rate by 7 and x by 5 or 6
For 4 Nights do the same but add a $75 Cleaning Charge

What days can we arrive?
You can start and end your stay on any day of the week
Some villa owners insist on a Saturday start date but not us.

What does it cost for Crib or High Chair?
Free... we do not charge for these items
Most owners charge about $3 Per Night Per Item

How do I book these homes?
Once you have selected the home and made sure its available
email us at ken@neworlandovillas.com so that we hold the dates
We will then send you a link to the booking form for that home
you can fill in print out and sign the for and send to us with deposit.

What is the deposit and payment procedure?
We ask for a $300.00 Deposit then the Balance 8 weeks before travel.
A Refundable Security Deposit of $150.00 is required with final payment.

Where do I Collect the Keys?
We have a key Safe in the front porch of each home.
You will be provided with a Access Code to open the Safe to get the Keys
This System saves you having to find a management company office
and means you can arrive at any time 24hrs.

Are directions and contact telephone numbers provided?
We provide full directions from the airports or the interstate as requested
also you will have the telephone numbers of the company who looks after our homes and guests when they are there, there is also a 24hr emergency number

Can we smoke in the home?
Smoking is prohibited inside the homes but is allowed in the
Covered Lanai areas by the pool.

Can we bring our pets?
Sorry No Pets allowed in the homes, there is a superb Pet Motel

How old is the Villa?
many villas are now 15 years or more old and that's OK if they have been
well maintained and the furniture upgraded but many have not and are not the
standard of the more modern villas.
(Our 4 Bed is 4 years old both of our 5 Bed villas are only 3 years Old).

What's the area like?
There a few of the older communities and some new ones that are
starting to get a higher than acceptable crime rate, the last thing
you want on vacation our villas are on Indian Point a modern upmarket
and recently completed development in a good and peaceful location,
The safety record on Indian Point is better than some so called
Gated Communities.

Is there any building nearby?
Many new sites have building going on within yards of occupied
villas, dusty and noisy not the ideal place to spend your well
earned vacation. As mentioned above Indian point has been
finished now for 2 years so no building in the area

Is the villa high standard?
A large proportion of villas have just the bare essentials, economy furniture
and decor and poor quality beds, our villas have luxury furniture and decor,
fans in all bedrooms, window treatments (curtains), telephones by beds in main bedrooms, TV's in master bedrooms, DVD, Video, Hi-fi, Games. Extra kitchen appliances and lots more, to make your vacation as memorable as we can.

What is the Location?
The location can make a vacation, we spent 12 years staying in villas all
over the place in the early days we stayed west of Disney and were happy,
until we stayed just to the east, we than found lots more restaurants,
supermarkets, flea markets and better access to Disney and all the other
attractions, our villas are east of Disney, It is just 8 mins to theDisney Parks.

Pool & Pool Heating?
Some or the older villas do not have pool heater, or just Solar which is OK
in the summer but will not be in the winter months pool heat is essential
October - April (All our villas have pool heat optional and one of the 5
beds has Hot Tub that can be heated separately from the pool

Which villa will I be staying in?
You will be staying in the villas that you see on the website not one
That looks like them either the 5 Beds or the 4 Bed

Lots of websites show a villa that looks great, then you find that the
villa you get is far from the standard of the one on web site.
We had a guest in January 2003 that this happened to, they stayed with us for 1 week then moved to another location for the 2nd as our home was booked,
They were shown a nice home on the website and got a dump They called the Police but they had to make do with it as the police could do nothing to help.

What is the Standard of Furniture?
Our 5 Bed Villas are all furnished with quality furniture,
not the standard rental furniture packages,
On one of our homes, as well as being the best buildings that a was
available we also added an extra $25,000 worth of added Extras.

Our 4 Bed Villa was originally furnished to a high standard but when we
bought it in December 2000 we added many extras including fans in all
Rooms, Hi-fi, DVD, VCR, King Size Master Bed, Queen Size Bed in the
2nd Bedroom, Pictures and window treatments etc.
ALL THESE THINGS MAKE IT A LITTLE MORE SPECIAL

Many homes are just basic and although fine if you just want somewhere to
go home to sleep, but we think You want a Home away from Home with
the home comforts your used to and hopefully many that your not.

HOW CLOSE ARE THE ATTRACTIONS?

All Disney Attractions are 8 - 12 Mins away Most other attractions
are 15 - 25 Mins Including Seaworld, Universal & International Drive

Comment:
Lots of sites are close to Disney but if they are to the west
Hwy 192 is probably the only route into Disney and also to all the
other attractions as well, this can mean1/2 hour delays in the
Morning when going to any attraction and longer at busy times.
From our villa, being slightly to the east there are more ways
to Disney and other attractions so you can avoid a lot of the traffic

FINAL NOTE!

It is not our wish to put renters of other properties but to give them
the facts about our villas, They are Special, the 5 Beds are probably in the top
5% of all Orlando Villas the 4 bed in the Top 15%, There is always a cheaper
Villa but what are you missing out on in order to save a little,
